How to rent without a guarantor?

Are you looking for a place to live but your file or situation does not meet the usual criteria? There are solutions.

Training, internship, trial period, renting from abroad, expatriates, temporary or permanent rentals, roommates, the documents are not always available or usable to specify the solvency.
In France, tenants are often required to have guarantors, but it is not always possible to have a guarantor for the payment of the rent or the tenant simply does not want to call upon a third party.

Hereafter, a few words on existing solutions, the Visale type guarantee / The bank guarantee / The reverse and flexible unpaid rent guarantee.

The Visale guarantee
The Visale guarantee covers you for unpaid rents, however there are conditions to be met to obtain it, which can be found on the site: www.visale.fr (ideal for 18 and 30 year olds and employees of more than 30 years old of a private sector company, but under certain conditions). Find out the maximum amount of rent you can apply for before submitting your application to Lokim or to the landlords.
Note that it is also possible to use it in the case of a shared apartment for each or all of the roommates.
Cost: free of charge. It should also be noted that your certificate of eligibility will specify the maximum amount that the company guarantees.
 

The bank guarantee

Very popular a few years ago, this is an interesting option if you have savings without any immediate plans to use them.
The deposit is generally equal to the amount of the rent for the duration of the contract, generally 12 months.
In return, the bank, upon receipt of the signed lease, will provide a certificate and, in case of unpaid rent, will pay your rent from the sums as soon as the owner requests it. You will still have to pay your rent monthly.

Please note that the delay to establish this document is on average of 3 weeks. It is therefore necessary to foresee it before the signature of the lease (so that the entry of the premises can be done at the desired date). Note that to cancel this bank guarantee, you will need a letter from the owner or the agency to release the funds and recover them.

The Third Party Guarantor (Reverse Rent Guarantee):
Since a few years a new form of guarantee is suggested to tenants.
It is an insurance and the company that provided it to you becomes your guarantor.
In this case the tenant brings this insurance whereas we were used to the opposite.

There are several companies recognized to offer a solution of this type. What appeals to landlords, agencies and tenants is generally the speed with which a tenant can be certified but also the possibility for tenants to send confidential documents that agencies/landlords cannot ask for or use (banking information, account or savings details etc).
